I guess I can understand the point about when the buyer has no deposit.

But surely you guys being the legal part in the chain could come up with a system/law that avoids all of this? Perhaps a minimum period between exchange and completion? Then people would be forced to abide and there wouldn&#039;t be so many problems.

Then you are in control so you can say to your client it takes xx number of days from exchange. Rather than your hand being forced by the client who is usually looking to you for guidance?

		<description><![CDATA[My experience of conveyancing transactions is that the lack of a decent interval between exchange and completion is always down to the client. What tends to happen is that the client will ring up the lawyer to tell them they&#039;ve agreed a completion date with the other parties in the chain and have booked their removals. It&#039;s then up to the solicitor to attempt to comply with this deadline however arbitrary or unreasonable.

I don&#039;t know any lawyers who want exchange and completion on the same day as it creates all sorts of problems for them.

But if I had a client who wanted to move to Scotland in a day, I would say &quot;no&quot;, it&#039;s just not possible or legal.

Of course the driver could drive all day and deliver late into the evening dependant on where he was coming from, but sometimes it&#039;s just not practical or reasonable. Or legal.

Some didn&#039;t like this at first when the transport industry had to adhere to strict drivers hours, but we can see the reason why we have to do it. And it makes sense. Of course there are some that still break the rules, but hopefully they will get caught.

Who says that the moving industry should put up with this kind of stress everyday. Customers have to go through it just a few times in a lifetime. If you work in the kind of industries we do, surely there is a practical solution for this?

Sometimes we need to take steps to put systems in place to avoid these kinds of issues. Aren&#039;t we the experts? Surely we know more than the client who only buys or sells a house every now and again?

Can&#039;t we take measures to help keep the stress levels of the customer down if we know there will be consequences?
